Park Road Property Appears Headed for Mixed-Use Project

On Monday, Urban Turf reported that the property at the corner of Park Road and Sherman Avenue is headed for development again. Hopefully, current plans will materialize as the building has been seemingly vacant since it sold in 2012.
According to an application filed with the Board of Zoning Adjustment on August 2nd, the new developer proposes to convert and expand the building to create a mixed-use residential apartment building with ground floor retail containing nine residential units. The applicant also proposes to expand the building by constructing a three-story addition to the south (along Sherman Avenue) of the existing building, but the addition will not be any taller than the existing building. The upper stories of the existing building and all of the rear addition will contain the residential units. A portion of the ground floor of the original building also will contain residential units.
While retail use is not permitted in the RF-1 zone (former R-4 zone), the developers are proposing to include approximately 2,000 square feet of ground floor retail in the area of the building that was constructed for the original market.
As I’ve written previously, the building was built in 1911 and designed by W.S. Plager for William Gass. It served Gass both as a residence and as his business — Manor Market and Grocery. Upon completion, the market was located on the ground floor with a pool room located in the rear. The upper floors were the living quarters of William Gass, his wife, and their nine children.
In its heyday, the Manor Market was one of the largest retail establishments of its kind in Washington. Gass had installed the most modern fixtures and was well known for handling the best meats and groceries available.

Why not raze it and build lovely million dollar townhouses like Morton Mews? We need more “good neighbors”
