It’s Official, Sweet Mango Property Changes Hands, Likely to be Redeveloped
Many have noticed that the Sweet Mango Café has been closed since the end of March, and there was news that it had been sold in foreclosure for $2.43M. I can confirm that this sale closed on April 16th, and that the new owner, Rooney Properties, is now in possession.
The property in question is not just the Sweet Mango site at 3701 New Hampshire, but the neighboring building at 3711 New Hampshire as well. Long term plans will be to develop the property, but such plans are more than a year off. During the immediate future, Boost Mobile will remain at 3711 New Hampshire and a restaurant may reopen in the former Sweet Mango space.
The property is zoned GA/C-3-A. C-3-A permits matter-of-right medium density development, with a density incentive for residential development within a general pattern of mixed-use development to a maximum lot occupancy of 75% for residential use and 100% for all other uses and a maximum height of sixty-five (65) feet. Additionally, the Georgia Avenue (GA) overlay stipulates that the ground floor level of each building shall have a uniform minimum clear floor-to-ceiling height of 14 ft. To accommodate this, buildings permitted an additional five feet of building height over that permitted as a matter-of-right in the underlying zone, meaning that any new development on the site could be up to seventy (70) feet.

End of a terrible business. Haven’t eaten there since 2010 as it was downright nasty. They made a mess if Rock Creek Church Rd. Thrilled they’re gone and welcome anything else.

Glad it’s gone as well. They weren’t good neighbors. I’m hoping for a mixed use development with a restaurant on the ground floor. It’s such a key location. Now if only we could re-do the CBS. It’s a shame that corner lot isn’t mixed-use with it being so close to the metro. I also hope more of an effort is made to fill the myriad vacant store fronts on Georgia Ave.

I am sooo happy this place has shut down. I dont care how great the food was but this place was a disgrace to the neighbors and Jamaicans everywhere. Poor service, Shootings, 5 fires, Permit issues, poor customer service (oh did i mention that already?) lol thank heavens its closed!
