Late last week I received a heads up that the three rowhouses located on the north side of Newton Place, just west of Georgia Avenue, had recently sold and that some type of development was planned for them. I’m still attempting to find out more information about these properties, but do know that according to DCRA 703, 705, and 707 Newton Place, NW, all three are owned by the same person.

All three structures recently became vacant and permits have been issued for each, with the scope of work described as: “Interior demolition of non-bearing elements in a space up to 5,000 square feet (464.5 square meters).” The permits were issued on October 10th.

What is interesting to me, and something that I don’t yet know, is whether or not these properties will be combined in any way and if additional floors will be added to them. For instance, 707 Newton Place — the property furthest away from Georgia Avenue — is zoned R-4, which has a maximum height of three (3) stories/forty (40) feet. So a third level can easily be built here.

703 and 705 Newton, on the other hand, are both zoned C-3-A (maximum height of 65 feet) and within the Georgia Avenue Neighborhood Commercial Overlay District (additional 5 feet of height). That is to say, additional height could be added to these two buildings on a scale similar to The Avenue across the street.

While I have not seen any plans or received any notification of construction beyond the interior demolition permits, a more substantial project would not surprise me and I am certainly going to be watching this work to see how it progresses.
