622 Rock Creek Church Road Finally on the Market
622 Rock Creek Church Road has had a real estate sign out front with a “Coming Soon” announcement since September 2012. Last weekend, after long wait, the building had its first open house. I posted earlier about some of its listed features, and you can see the online listing with additional interior photos here.
The house was originally built in 1911 as a three-story five bedroom, three bath house with 2,034 sq. ft. of living space and an unfinished basement. The property has since been renovated into two 2-bedroom, 2 1/2-bathroom condos. The listing has the lower unit priced at $619,900 and the upper unit priced at $649,900.
Overall, they property showed well and its proximity to the Georgia Ave.-Petworth Metro is a plus. It will definitely be interesting to watch this property and see what the two units ultimately sell for.

Wow, they’re asking 30-40% more than what those condos at Luray & Warder sold for. I realize there are differences in location and construction, but that’s quite a premium. I’ll be interested to see what happens with these units.

600k to live in a basement. Wow. I can’t imagine these will sell at that price, but I’ve been continually surprised. A fully gutted/rehabbed house on Illinois near Randolph just sold for a little over 610 a year or so ago. Shame they filled the back with concrete. And the front yard is hilariously designed — a single rose bush in the middle of the usable space.

There’s a house on Princeton between Georgia and Warder (4br/3.5 bath) that just sold for $710k at the end of November. A smaller one on Otis between Warder and Park Pl sold for $639k a week earlier. I’m very glad to own a home already – I’d be priced out of the market now!
