3211 Georgia in Midst of Renovation

3211 Georgia is currently under renovation and will provide both residential and retail space

When thinking about area real estate under development, one generally notices the neighborhood’s single family houses with the roll off dumpsters in front. Where Georgia Avenue is involved, development also brings to mind the new developments in progress like the Avenue or the Heights or vacant lots. But I think a true sign of economic interest in the neighborhood and the future revival of Georgia Avenue is in the smaller vacant storefronts that abound. We’ve already witnessed some of this on the 3600 block of Georgia.

I recently noticed that 3211 Georgia is one such property that shows promise. Last Saturday the doors were open and it was very apparent that a full renovation of both the commercial space and the rowhouse behind it was in progress.

In checking the most recent permit, issue on April 19, 2012, the following description of the work was listed:

INTERIOR ALTERATION AND REMODELING OF EXISTING BUILDING REPAIR AND REBUILD OF EXISTING EXTERIOR STAIR AND NEW BALCONIES,REAR OF BUILD. CONVERT EXISTING SFD TO A TWO FAMILY UNIT.

A previous permit was issued to dig out the basement of the main house. With this property almost directly across from the 69 unit Heights development, it will be interesting to see what business moves into the retail space once it is completed.

    Hey Ken, I still see work being done on this place every time I pass by, any ideas what is coming to the location?

      Considering it’s been under construction for almost 2 years now, I’m hoping something positive will be coming soon.
