Currently on the Market: 3318 Warder Street Looks Good
Over the weekend 3318 Warder Street had an open house, which was the first opportunity I’d had to check out the renovations going on there. I have to say, I was really impressed.
The listing brochure describes the house as a 4 bedroom, 3 1/2 bath with “gleaming hardwood flooring” and loads of natural light. I was particularly taken with the kitchen area and the off street parking in back.
The asking price is $569,000 and there is an online virtual tour available here. Overall I think it’s an attractive house and the neighbors I know along that stretch of Warder are great.

My only complaint is that they painted it! Such a bad decision.

I agree – this house looks really great, it seems like the finishes are much nicer than most of the full renovations you see. Regarding the parking, I know it adds value but I’d probably rather have a bigger yard than a big slab of pavement, but it makes sense that off street parking might be more important to have on Warder St (on my street in Petworth there’s plenty of street parking and it’s not as busy). I think the house is priced about right, too.

The house is nice, however this is still a up and coming neighbourhood, I checked the crime map in the area, there seems to be quite a few sex offender registered nearby and there is project housing at the back of the house. Personal safety is an issue. GH
