Development Preview: The Heights on Georgia Avenue

The joint Neighborhood Development Company (NDC)/MiCasa Inc. project, the Heights on Georgia Avenue (to be located between 3224 and 3234 Georgia Ave.), is a mixed use, mixed income development designed to contain 69 units with 10,000 square feet of ground floor retail. At least 50 % of the units are planned to be market rate with the other 50% of the units being affordable at 60% to 80% of the Average Median Income. While the affordability may change, NDC intends to keep 50% of the units available to market rate tenants.

The project is currently on track to break ground in the 4th quarter of 2010. It is presently 90% through the permitting process and 100% finished with the construction documents. Completion is expected to be 18 months after the start of construction.

The project has been designed with a focus on sustainability. The building has been designed to comply with Green Community initiatives (roughly equivalent to LEED Certified standard) and the District’s Green Building Code. This building will feature a green roof with fourteen different types of vegetation, photovoltaic panels that will provide all of the energy needed to power the rooftop lights, passive solar heating and cooling, a central water system and water conserving /Energy Star appliances and fixtures among many other environmentally friendly attributes.

The project will also offer residents elevator access to a roof-top deck with lighted walkways, a trellis which provides shade for an outdoor seating area and a second floor business community center with a walk-out patio and its own green roof system. The exterior façade will be constructed from a combination of high quality brick and Exterior Insulation and Finishing System (EIFS) and will feature Juliet balconies and large windows that contribute to the overall architectural interest of the building.

In looking at all the components as currently planned, this projects appears to be a good fit for Georgia Avenue and addresses several neighborhood concerns. The desire for both market rate and moderate to lower-income housing in the community has been met. The project’s green and publicly assessable roof is another feature that has been requested of other developers, helping to address the shortage of green space and parks along lower Georgia Avenue.

The building will also include 29 parking spaces. With its near proximity to two Metros stations and multiple bus lines it is conceivable that some residents may not have or need vehicles.  The availability of public transportation should also make the 10,000 square feet of retail space desirable enough to both vendors and shoppers if the right businesses can be secured.

    Neighborhood Development Corps last project on Georgia Avenue, GA Commons where Yes Organic Market is, has been a great addition to the area. The lobby and sidwalk of that place has become a great place to score some weed, and it gives everyone the impression that we have a hotel in Petworth.

    I love some of NDC’s stuff, but some I do not like at all. They submitted the best proposal for the Park Morton development in my opinion, but Adrian is not one of the mayors buddies so I don’t think he expected to get the contract anyway. I expected this building to be finished a year ago – I do not know what all the delays have been about but this floor plan was approved by the prior ANC so its been at least 2 years….
