Where is Pleasant Plains?

I know that neighborhood borders can change over time and pinning down exact neighborhoods can be difficult at best, but when I saw a message on the Georgia Avenue listserv over the weekend describe the boundaries of Pleasant Plains in the following manner, I emotionally oscillated between amusement and amazement.

The Pleasant Plains neighborhood boundaries are from Florida Ave. on the south, Park Rd. on the north, 4th and Warder Streets on the east and 14th St. on the west.

I know that Pleasant Plains does not frequently get its due, and I understand the confusion caused by using the name variously for an estate, neighborhood, and city district (which is rarely acknowledged today), but that said, I hardly think my friends on the 1300 block of Harvard Street would consider themselves to be residents of Pleasant Plains rather than Columbia Heights.

I know I’ve been struggling with the southern border of Park View for a while, but there are some things I’m sure of. The entire length of Park Place and Warder Street are in Park View, running from the southern border to the northern border. The end points of these streets are not random or arbitrary.

As to the area between Georgia Ave and Warder Street, I’m sure Benjamen Joseph Kroger, who was once president of the Park View Citizens’ Association ca. 1940, knew that his home at 620 Kenyon Street was in Park View and not Pleasant Plains. What I am not sure of is the area surrounded by Georgia Ave, Park Road, Sherman Avenue, and Harvard street to the south. That area is only included in Park View on recent maps and not historic maps like the one below.
