I've noticed that a lot of the big condos going up on GA avenue come right up to the sidewalk instead of having an area with grass and plants. Is this because GA is zoned as commercial? I think this condo looks great, but lament the lack of trees/living things, which can make such a big difference for the feel of a street for pedestrians.

Rentals are getting bank financing more than condo's right now. Not significantly so but enough that if you are a smaller developer, rentals make sense. this is going to tip again as some really large rentals are now opening up (think of that huge one on 14th and Belmont, that was originally proposed to be condos). DC is a super tight rental market, one of the top 3 tightest in the COuntry, so rentals are a very good investment.

My guess, and not a educated one is that the owners must be looking for long term profits and think that the area can command high enough rents with room for steady increases. If Park Morton happens and is a success and we see significant new retail from Kenyan all the way up to the Metro, this will be a very hot strip in 5 years.
