Development Update for 3577 Warder Street

The stop work order was issued citing lack of permits and proper inspection of the forms

There’s actually been some development in the neighborhood other than the Ward One Senior Wellness Center or the CVS that folks may find interesting. I’m sure many people that drive along Warder recall the green Victorian home that was once located at 3577 Warder Street. The razing of the original structure occurred quickly in little over a week during the middle of January.

Well, it seems that development of the property was also planned on the fast track … perhaps a little too fast. The property already has received a DCRA stop work order citing the lack of inspections and permits.

As you can see below, the planned foundation is very narrow. This might suggest that the owners want to put in a curb cut and driveway along the side of the property which that attempted to get permission for in August, 2009.

    Has anyone actually seen a plan for the final building? Is there a place I can look online to see the plans? I have a personal interest since I live in one of the buildings next door, but I have no idea what the final building will look like.

    This developer has been shady from the start. They told me they were going to restore the house and keep it single family, and provided false measurements for the curb-cut. I heard from someone else they were doing condo’s then asked the developer and he still said they were going to just restore the house. Then the curb-cut request was denied and they were supposed to look into alternatives to access the back of the property and get back to me. Fast forward several weeks and DCRA asked me if I though the property should be taxed as vacant, as the property had no permits or plans for restoration. I said if the developer was going to let it sit there then yes. Oddly, permits showed up on the property the next week and I noticed it was never on the demo list the city provides to the ANC. Naturally, before DCRA got out there the house was down. Not sure whats going on because this has been on everyones radar, but no one has the info….

    Does anyone know how you even put a 5-unit condo up in an R-4 zoned area? The limits are 900 lot sf per unit. There is no way this condo is in compliance…?
